1. Communication Is A Core Competency

We streamline the communication process by reducing the need to redo the same thing over and over again. Did you know we have maintenance request forms, so tenants can download and submit forms whenever they have any request? You don’t have to waste time on the phone when you can submit with a click!

2. Successful Property Managers Do Not Procrastinate

Successful property managers get things done, when they need to be done. And usually, that timeline of needing to get things done for our Property Owners is urgent. When one of your most valued assets is being cared for by someone else, you want to know that it’s in good hands.

3. Stay Current On All Things Related to Property Management

Knowledgeable and Competent Property Managers stay updated on things like changes in rules and regulations, local rent rates and other emerging trends related to real estate. Property owners want to be assured that the manager they’re dealing with knows what they’re talking about, so we are committed to always be learning.

4. Positive Attitude

On a daily basis, it’s important to maintain a positive, can-do attitude at all times. We’ve not only faced the inevitable landlord-tenant disputes, but we also know how to stay calm when the market isn’t going the way anyone wants it to. We don’t maintain a positive attitude to deny the every day hardships that can occur. We maintain a positive attitude because there’s nothing that comes our way that surprises us, catches us off guard, or that we haven’t dealt with and found a solution for already.

5. Develop A System To Find The Right Tenant

To avoid any landlord-tenant issues, a Property Manager needs to have a tried AND true system for screening and finding quality tenants. Background checks, security deposits, credit reports and all related paperwork is processed not only to find a tenant, but a RELIABLE tenant, that you’d want to have living in your home.

6. Hire A Forward Thinker

Thanks to technology, the property management industry is evolving quickly, and your Property Management Company should reflect that. You shouldn’t have to guess or wonder when or if your payment is coming through from your tenant, you should be able to count on it, the SAME day, EVERY month.

7. Have A Long-Term Strategy & Set Goals

You’d be surprised at the number of property managers who don’t do this.

Here are some questions you should ask your property manager before hiring them:

  • How has your property management business performed in terms of tenant retention?

  • Are your tenants and property owners satisfied with the service you’re offering?

  • How efficient are you at collecting rents, deposits and the like?

  • Are you consistently acquiring new clients?

8. Successful Property Managers Are Curious

One habit of successful property managers is curiosity. They are always on the lookout for better and more innovative ways to accomplish their goals. What questions did your Property Manager ask you that made you feel they were genuinely interested in seeing that your property is successful?

9. Engage Your Residents & Owners

A successful property manager knows that forging genuine connections with their clients is crucial. They get to know their residents personally. They take the time to engage the people living in the properties you own. It’s SO important that Property Managers engage with Clients and Residents so they know how to make each relationship have a successful outcome.
